How to Book
We confirm safari availability before your room — that's how we ensure a perfect Tadoba experience.
Let's Talk
After you share your dates, we’ll talk through room preferences, safari plans, dietary needs and any special requests. This helps us understand you better and plan your stay in the best possible way.
Safari Check & Quote
We scan safari availability as per your preferences and requested dates and plan out an itinerary tailored for you. We then email you a clear, itemised breakdown of all costs and details for your room and safaris — no surprises, no ambiguity. If we cannot secure suitable safaris for your dates, we will say so clearly and help you explore alternatives.
Safari Booking
We confirm your Safari permits by invoicing you the fees. Those need to be paid in full to us to secure the booking with the Forest Department.
Room Confirmation
Your room is confirmed once we receive a 50% deposit against our separate room invoice; the balance is due before or on check‑in. We accept UPI, bank transfer, and cards.
A note on safari permits
We purchase Safari permits on your behalf and pay for them directly to the Forest Department. Once booked, they cannot be cancelled or refunded under any circumstances — this is a government rule, not ours. We will always confirm this with you before making any submission, so there are no surprises.
When your booking is confirmed
Your safari and room reservation is secured when you receive a written confirmation from us and your room deposit has cleared. Until that point, your dates are held on a best-effort basis and are not guaranteed. Confirmation by email from our side counts as written confirmation.
Changes & Refunds
Life happens. Here's how we handle it fairly.
Prefer to Reschedule?
Before cancelling, let's talk about new dates. We allow up to 2 changes within 12 months.
No-shows & early departures
If you don't arrive, or check out before your agreed departure date, unused nights are non-refundable. That said, we are people. If something significant has happened, please call us — we will always look at what we can do, whether that's a rebooking, a credit, or a voucher, where the circumstances genuinely warrant it.
When things are outside anyone's control
If Tadoba National Park closes due to a government order, weather event, or other circumstances beyond our control, we will do our best to rebook your stay or issue a credit for a future visit. Refunds in these situations depend on what we are able to recover and are handled on a case-by-case basis — fairly, and with common sense.

Wilderness & Liability
Limban Resort sits within a working wildlife corridor in Tadoba-Andhari Tiger Reserve. The natural environment is genuinely wild — encounters with animals, inside and outside the property, are possible and are part of why you are here. We maintain all expected safety standards, but we cannot accept liability for incidents involving wildlife, natural terrain, or conditions beyond our control. We strongly recommend comprehensive travel insurance that covers wilderness destinations. If you need guidance on what to look for in a policy, just ask.
The Legal Bits

Governing Law
These terms are governed by Indian law. Any dispute that cannot be resolved amicably is subject to the exclusive jurisdiction of courts in Pune, Maharashtra.
Your Data
Guest information is collected and handled in accordance with India's Digital Personal Data Protection Act 2023. Some data — such as government ID — is shared with the Forest Department as required for safari permit issuance.
Acceptance
Paying your deposit constitutes your acceptance of these terms in full. If anything here is unclear before you book, please ask — we would rather answer a question now than have a disagreement later.
