Per room, per night. The rate stays the same no matter which passport you hold. All rates include daily breakfast and high tea. Exclusive of GST. Published rates are valid through31 December 2026.

The Pods sit on a separate private forest plot, around ten minutes from the main resort, with a dedicated transfer and butler service. All main-resort rooms have two full bathrooms; the Pods have one. Compare the rooms →

How to book

We plan the stay and the safari as one thing — your dates checked against both the room and the forest, everything confirmed together before you arrive. It's the Limban Safari Promise. A stay without safaris — or with safaris you've arranged yourself — is just as welcome.

Let's Talk First
Your initial enquiry is free and non-binding. Share your dates, room preferences, safari plans, dietary needs and any special requests, and we will talk through what is possible.

Safari Check & Quote
We check real-time gate and session availability against your dates, then send a clear, itemised quote covering your room and safaris. If your preferred plan cannot work, we will say so and help you explore alternatives before any room deposit is requested.

Safari Booking
Safari permits are invoiced separately and paid in full upfront. We secure them directly from the Forest Department at exact official cost, plus a ₹2,000 coordination fee per safari covering gate logistics, vehicle, driver, certified park guide and gratuities.

Room Confirmation
Your room and your safaris are confirmed together. We issue the room invoice alongside your confirmed permits; your room is locked in when the 50% deposit has cleared, with the balance due on or before check-in. We accept UPI, bank transfer, credit cards and debit cards.
A note on safari permits
We purchase safari permits on your behalf and pay for them directly to the Forest Department. Once submitted, they cannot be cancelled or refunded under any circumstances — this is a government rule, not ours. We will always confirm the details with you before making any submission, so there are no surprises.

Your safari and room reservation is secured when you receive a written confirmation from us and your room deposit has cleared. Until that point, your dates are held on a best-effort basis and are not guaranteed. Confirmation by email from our side counts as written confirmation.
Plan the safari, not just the room
Nearby gates
Khutwanda Core is about 15 minutes away and Moharli Core about 25 minutes. Nearby buffer zones are generally 25–35 minutes. See the gate map for the full picture.
Weekly rhythm
Core gates close on Tuesdays and buffer gates on Wednesdays. We plan the sequence around those Forest Department closures.
Monsoon planning
Core zones generally close from late June until late September or mid-October. Buffer safaris continue, while the Irai Lake boat pauses and full-day routes need team confirmation. See our safari guide , weather forecast and climate projections.
Five safari formats are available: classic tiger drives, full-day safaris, Irai Lake boating, photographic safaris and birding safaris. Standard drives last about four hours; the full-day format runs from dawn to dusk. See all safari options before choosing your dates.
Staying for the resort alone — no safari at all — is just as welcome. If you'd rather arrange your own permits, the forest department opens bookings 120 days in advance.
If plans change
Changes & Refunds
Life happens. Here's how we handle it fairly.
Prefer to reschedule?
Before cancelling, let's talk about new dates. We allow up to two changes within twelve months.

This tariff applies to room charges. Safari permits are separate Forest Department permits and are non-refundable in all cases.
No-shows & Early Departures
If you don't arrive, or check out before your agreed departure date, unused nights are non-refundable. That said, we are people. If something significant has happened, please call us — we will always look at what we can do, whether that's a rebooking, a credit, or a voucher, where the circumstances genuinely warrant it.
When Things Are Outside Anyone's Control
Regular seasonal core-zone closures are part of Tadoba's operating calendar and are planned around in advance. If the park then closes because of a government order, dangerous weather or another event beyond our control, we will offer rebooking or a credit for a future visit. Any refund depends on recoverable costs and is handled case by case, fairly and with common sense.

Early check-in and late check-out depend on occupancy. We can store luggage before check-in and after check-out; please tell us in advance if you need either service. For transfers, directions and everything else to prepare, plan your arrival.
Wilderness & liability
Limban Resort sits in the south-eastern buffer-corridor of Tadoba-Andhari Tiger Reserve. The natural environment is genuinely wild — encounters with animals, inside and outside the property, are possible and are part of why you are here. We maintain expected safety standards, but cannot accept liability for incidents involving wildlife, natural terrain or conditions beyond our control. We strongly recommend comprehensive travel insurance for a wilderness destination. If you need guidance on what to look for in a policy, just ask.

Governing Law
These terms are governed by Indian law. Any dispute that cannot be resolved amicably is subject to the exclusive jurisdiction of courts in Pune, Maharashtra.

Your Data
Guest information is collected and handled in accordance with India's Digital Personal Data Protection Act 2023. Some data — such as government ID — is shared with the Forest Department as required for safari permit issuance.

Acceptance
Paying your deposit constitutes your acceptance of these terms in full. If anything here is unclear before you book, please ask — we would rather answer a question now than have a disagreement later.
